Tartan offers four basic formats of services that it customizes to its clients' needs. Each format may be right at different points of the growth path, according to risk tolerance, or depending on market conditions.  All Tartan solutions offer a full spectrum of real estate services.

 

Traditional Build to Suit (BTS)

Description:  In a BTS format Tartan handles every aspect of the development process while working in accordance with the client's specification and lease terms. Tartan will deliver a completed store, ready for occupancy. 

Advantages: Costs and risks are borne by Tartan.  Low initial cost to client/operator: no out of pocket expenses, no construction loans, and no land closings. Expansion budgets can be used for growth and not real estate holdings.

Risk Profile:  Very low with the developer assuming the majority of development risk.

Ideal for:  Any concept set on rapid growth desiring to minimize risk and expenditures.

 

Fee for Service

Description: Same as the BTS program except that client closes on the land and funds development costs. 

Advantages:  Client-operator retains ownership of property to hold or sell to fund future growth.  Operator can focus on its core business while Tartan focuses on the development process. 

Risk Profile:  Low - Moderate.  Tartan handles the development process while risk is shared with the client.

Ideal for:  Businesses that want to build a real estate portfolio while minimizing development risk. 

 

Integrated Services  (new construction or Existing space)

Description: Tartan works hand in glove with the client’s principals or in-house development personnel and performs on a task-by-task basis: be it site acquisition, permitting & entitlement, or project management. 

Advantages: As with the above formats, the operator can leverage on Tartan without increasing its payroll and HR issues.  This frees up the client to focus on its core business while not getting sidetracked with development issues.

Risk Profile: Low.  Client maintains control over all facets of the development process but is able to leverage its staff with Tartan expert advice and stewardship. 

Ideal for: Growing retailers and franchisees that have some internal development personnel.

 

Program Management

Description:  Tartan will craft and run a multi-store development program customized to specific goals and cost parameters.  How and where we start is up to you. We will assist with prototype design and help ensure that your brand translates well into the built environment.  With a single point of control throughout the development process and skilled project management, risk is minimized and consistency is maintained. 

Advantages:  Collaborative development with no false starts.  A singular, comprehensive approach to development with expert stewardship from conception to store opening.  What is more, we bring our same systematic approach to asset management so that you can continue to focus on business. 

Risk Profile: Minimal.  Each step of the way is summarized with Go/No-Go decision.  The risk curb is minimized with tight control maintained throughout the development process.
